Garage door operators are rated by horsepower and the rating will vary depending on the door’s size, weight, and usage needs. Commercial garage door operators are stronger (more horsepower) than residential garage doors.

Commercial Garage Door Operators: Understanding the Types

Most commercial operations will use one of two types of garage door opener, either a trolley operator or jackshaft. Which is right for you? It comes down to where you need it installed.

Trolley

Trolley-style openers mount to the ceiling and are centered on the door. A rail runs from the operator to the door and a trolley moves the door up and down. This is a good option for standard lift doors.

Jackshaft

Jackshafts are installed beside the door, requiring less room than other options. They also work better for heavier doors and they can be used with all door movements.

One of those is a loop detector. This is installed within the pavement and automatically detects a vehicle’s weight when it pulls up. Then it signals the operator to open the door. A closing timer will ensure the door closes afterward.

Another consideration is called a mid-stop. These allow the door to open partway, which is important in cold or hot weather, as it helps to prevent conditioned air from flowing out of the facility into the outdoors.

Car washes

Car washes need doors to seal the facility when it is not in operation, as well as during periods of inclement weather. However, all car washes are different, so you will need to consider your needs very carefully. In most cases, you’ll need water-resistant door operators to prevent damage to the motor, as well as possible injury to any employees in the area.

Other considerations to make include the construction of the building and local codes. Other needs include noise control, traffic control, and weatherization (in case of things like hurricanes or tornadoes).
